One Times Square (Уан Таймс-сквер) — 25-этажный узкий небоскреб, расположенный в самом центре Манхетена, имеющий необычную судьбу (ему 120 лет) и приносящий сейчас миллионные доходы. В современности Tаймс-сквер — пустующее здание, но при этом известное во всем мире, как одна из достопримечательностей центра Нью-Йорка. Как здание может приносить постоянную прибыль, если его помещения пустуют и не сдаются в аренду? — Давайте разбираться.
Необычное строение было возведено в виде башни в качестве
головного офиса газеты Нью-Йорк Таймс в 1904 г.
Газета расширилась, поэтому было принято решение переехать на новое место. Тогда называемый еще Лонгакр сквер был привлекательным местом застройке из-за строительства первой линии метрополитена.
Вскоре в апреле 1904 г. по убеждению владельца газеты сквер был переименован в «Tаймс
сквер». Для продвижения нового головного офиса в канун Нового 1904 года.
Tаймс запустила фейерверк с крыши здания, что имело большой успех у жителей. После
запрета показов фейерверков в 1908 г. было придумано спустить с флагштока
небоскреба зажженный новогодний шар. Падение новогоднего шара стало ежегодной
традицией, сохранившейся до настоящего времени и привлекающей миллионы зрителей до сих пор.
Всего за 4 года Tаймс сквер превратился в самое популярное место среди жителей города.
В начале века на здании появилась первая электрическая реклама. Газета
экспериментировала, применяя прожекторы на фасаде для отображения итогов
президентских выборов и главных новостей.
В 1913 г. газете пришлось опять переехать из-за нехватки
места, а бывшие помещения Tаймс сдала в аренду. В 1928 г. на здании появилась
электромеханическая новостная лента, на которой отображались основные заголовки
главных новостей того времени, анонсы, информация о погоде. Строение уже тогда было заманчиво
для многих инвесторов. Рекламщик Дуглас Ли в течение 25 лет пытался купить
небоскреб у газеты. И только в 1961 г. Tаймс
все-таки продала ему здание. Но в ноябре этого года в подвальных помещениях
случился пожар. И в 1963 г. Ли перепродал небоскреб. После Tаймс Сквер поменяло
несколько владельцев. Собственники пытались реконструировать здание, были идеи
снести небоскреб и отстроить новое. Планировалось переоборудовать офисы в
выставочный зал. В 80-х годах нижние этажи преобразовали в торговый комплекс, открылся
кинозал, снаружи башни появился огромный Джамботрон (видеодисплей) компании Sony. Жители и гости города смогли смотреть прямые трансляции.
Инвесторы были из Швеции, Израиля, здание ходило постоянно из
рук в руки. Менялись не только владельцы, но и названия: Нью-Йорк Таймс Tауэр, Нью-Йорк Таймс Билдинг, Эллайд Кемикал Тауэр.
Можно сказать, что ни у кого не получалось вести выигрышный
бизнес. В 1992 г. собственник Таймс сквер был объявлен банкротом в связи с тем,
что половина офисов пустовало. Небоскреб занимал центральное место, а
арендаторов было трудно найти. Здание всегда привлекало всех внешне за обилие наглядной рекламы.
Все считали отчаянным поступком купить Tаймс сквер финансовой
компанией Lehman Brothers за баснословную цену — 27,5 миллионов долларов.
Опираясь на неудачный опыт прежних владельцев сдавать офисы в аренду, фирма
решила использовать пустующее здание для размещения рекламы. Весь фасад башни оборудовали
электронными рекламными щитами. И через два года Lehman Brothers смогла продать
небоскреб новому владельцу за 110 млн. $, получив огромную сверхприбыль.
Сейчас Tаймс Сквер приносит ежегодные миллионные доходы из-за
продажи рекламных площадей. К 2025 г. в здании планируется открыть музей,
который будет занимать 6 этажей, а наверху оборудовать смотровую площадку.
